Default Charlotte County Florida

Can anyone tell me about the new developments in Charlotte County? I belivev Rotonda is the area, South Gulf Cove.

Specifically this development? What I want to know is if it is going well, average lot sale price and does it have decent access to bigger water? Is this a growing area?

I'm not positive Von Bongo, but that does not look like the Rotunda to me. Everything in the Rotunda is circular. BTW, the Rotunda does not have access to the ICW and from what I could figure out, it never will even though that was the original plan. My dad lives just outside the Rotunda (like spitting distance) and the area is booming like crazy with condo developments. Wish I would have ponied up for a place 5 years ago when I could have afforded it.

THis place is just east, of Rotonda and it is called south gulf cove, Right across 771 from Rotonda. Single family lots, about 100ft of canal frontage on them.

He is a link to a real estate site and you can see it strait east of Rotonda

One of the fastest growing counties in FL! It's a mile
to the Gulf, from Rotunda & Charlotte Harbor is shallow.
Most of those canals are not navigational
waterways, they don't go anywhere. Is South Gulf
Cove a street name? There is also a Rotunda-West
that is futher south.

This is the area they are calling South Gulf Cove. Lots listed form $97K to $500K

No open water access.... They will call everything waterfront.

I recently spoke with a customer that has 15 lots in south gulf cove, He told me to go take a look at the area. The canals are full of large boats from fishing to cruisers, If I am not mistaken some of the canals have access through a lock area. I do not know the water conditions from the harbor. The only draw back is the drive from 75 is about 30 min. But for water front some dont care. The lots from what I have heard are just about all owned by realtors and developers.

there are large boats in south gulf cove, one guy has a big orange outerlimits.
only way in or out is through a lock, (one of those gate type just to keep saltwater out).
biggest problem is the time to get from your dock to the lock. some lots are close and more $$ some are not, and less $$, but could be 45min just to get to the lock. I run in charlotte harbor all the time, it takes me about 20-30 min to get from s-gulfcove to boca grande cruising at about 70-80mph. Hope this helps some.
