That's looks like it's basically anywhere there isn't already development or where new development is planned! Glad I got my new one in when I did.

On Old Hickory Lake in TN, a Corps of Engineers lake, the size restriction is 700 sq ft. Yes it is small.

We have a similiar restrictions in Florida, too much dock surface casts too BIG of a shadow which impacts shrimp larve development, minnows, etc. Plus the $MC says "Docks kill Manatees" I kid you not! :mad:

I'm also glad we did all our dock up grades 4 years ago, so we don't have to deal with this crap now!

the IMz red line shore line has cost some of my really good builder friends alot of money because they have lots or homes for sale and have been red tagged, talking about devalue your property, just goes to show you do your due diligence and write your contracts accordingly on property. have a buddy that has a 1.3 million dollar home that got tagged, he now says his realtor is talking less than a million, what a hit.

This could also effect boat sales, 900sqft does not allow much room for your 40+ footers !

A dock in Florida cannot be replaced with exact existing dimensions unless it is approved by the EPA, county and state. Maximum size surface area of the dock's deck is 8 x 25 (actual surface of deck, not including walkway to dock deck). One dock per property with a maximum of two lifts.

Seawalls are equally as bad. Even though my house is new the sea wall has been there forever and is showing significant signs of deterioration at the base. I contracted for a new one to be placed in front of the old one. The EPA actually sent a person to inspect the existing wall. As much as 6 months for approval. EPA, state and county approval.

A repair of an existing wall requires a county permit only.
