I have no idea why people will pay 3-6% to the realtor and not have them do a bit of legwork.

I do that type of research for my buyers all the time.

Just assuming it's 200k + for waterfront at a minimum, that's
6-12k , doing a little more than writing up a purchase contract should be expected.
