way too many variables......

waterfront on what kind of water.... oceanfront or canal front out west by the everglades

Condos can be directly on the intracoastal but have no boat dockage. Do you mean waterfront with dockage?

The other major hurdle is the condo maintenance, 200K condo could have a $500 month maintenance fee which when added on top of mtg/insurance would make it seem like you are buying a much more expensive place.

He doesn't spend a whole lot of his time dealing with residential real estate since he still lives in the same house he bought 40 years ago in Omaha.....

Yep. Reminds me of my parents, built it in '55 and refuse to let it go....
