LOTO conditions mid-late Sept?

A few of us are thinking of coming down the 3rd or 4th weekend in September for a late summer trip. What are the water conditions during that time of year and is party cove still going strong on Friday and Saturday's?:D

Water conditions are fine. Party cove is pretty dead after Labor Day. Weather is usually great during Sept. and Oct.
