You won't touch a place on the water in Charleston for under $450K

West coast from basically St. Pete/Tampa area down to Ft. Myers is nice, great great boating area. I-75 makes commuting easy Best deals on waterfront property is Port Charlote area, and like somebody above said on Manatee River. We're running the ac tonight.

Florida sucks. Georgia has big water lakes and 4 hours- to the ocean. Georgia isn't flat and infested with sand fleas, love bugs, etc.

Dockrocker - I'm looking at the northern end of your range around Oriental/New Bern NC. The Admiral wants to stay within 500 miles of her relatives in NJ, and I'd like to be able to take long cruises up and down the coast. Neither the Chesapeake Bay nor Savannah are out of reach. You also get large stretches of Bay water in Pamlico Sound, Neuse River, Pamlico River and Albemarle Sound.

It looks pretty promising - you can get a couple of acres waterfront for $100k or less, and home prices seem to be reasonable as well. It IS the "Sailing Capital of NC", but that only seems like a good opportunity to me - imagine how they'll react to finding out that we drive a boat with 1200 hp after we join the local "Yecht Club"......
