I wish I could find something for you in your price range. Hate to burst your bubble but here is the ugly truth of what we have in Broward County:
West of I-95: $500K + (a very long idle to the ICW)
I-95 to US 1: $800K + (a long idle here too)
East of US 1: $1.2M + (ah...paradise!)
Since there is almost no vacant land available, the above prices are for teardowns, and they do sell very fast!
Dade and Palm Beach County prices are very similar. The West coast isn't too far behind.
If you are paying cash, why not use that for a downstroke on an existing waterfront home in the under $1MM range? There doesn't seem to be any end to the upward price spiral of waterfront property.
A lot of foreigners are buying without blinking an eye, as are developers building spec mansions.

i cant imagine you finding a waterfront lot for under $125k in SE Florida, but maybe if you look south of Miami in Homestead, you might be able to find something. I recently came across some good deals on recently updated waterfront condo conversions that were priced around $300k and have ocean access. Nice buildings and located in a great neighborhoods with private docks out back.

I will sell our canalfront rental property;
3/2 CBS construction, built 1978, tile floors, 1700 Sq. ft under air, Spanish tile roof, 2 car garage, screened porch, in ground pool, with 10,000lbs boat lift, $459,000.00
That's a good deal right now. I have real estate brokers calling me all the time wanting us to sell it! The House on the end of our canal, (we live right across the street from our rental) just sold for $499,000 and it doesn't have the amenities our rental does!

I forgot about Cape Coral. Friend of mine bought a 2br condo on on a canal w/5 min idle to the bay for around 150K last year. There has to be alternative to spending big bucks. Landwalrus had/has a duplex for 425K on the H2O with lift. Live in 1 side and rent the other. Here's the link. Anyone wanna split it?

Last time I looked in So FL (Ft. Laud & Miami) you were looking at a minimum of 800K to 1MM for anything decent on the water. 125K lots would go like candy. I have a bridge I could sell cheap if anyone is interested??

I have been looking also in the South Florida area. I have come to the conclusion you are better off just buying with a nice house already there. I have seen prices from 325,000 to 625,00 for canal waterfront . 3br/1bath with about 60ft of waterfront. With good access to Ocean.
