A little off the beaten path, but you might want to check out Lake Eufaula on the southern Georgia/Alabama line. Beautiful big lake on the Chatahoochee River, very little boat traffic - even on holidays. Miles of lightly developed an totally undeveloped high-bluff shore line, and yes it's hi-performance friendly. Also, it's only a couple of hour or so tow to Panama City, Florida.

Be careful with the canals in sarasota at the area called the inlets. The water was eating up outdrives big time. before buying I would have the water tested to see the contents. There is an area south of sarasota like port charlotte, punta gorda, venice. Still doing some new developing down that way and have some really good pricing. Alos is the ellenton area, but have to be up river by I-75 or south of 25th street for some canal homes with good water
