If you do all your own work it might be a good deal. If you keep looking you can find one that is turn key for about 5k more.

What could start leaking from sitting in storage?

Im not sure I get it. Theres a leak or they fixed the leak? Its written as if they fixed the leak and now are selling - and that doesent make much sense unless something is undisclosed.

Cork gaskets if used could dry up and leak,not saying that's what it is,but it has happened to Me with cars and boats.

I wasn't sure if it was fixed or not either. I'm going to give him a call this afternoon to see exactly where the boat sits as far as repairs and what it needs to get on the water.
