I'm currently looking in Incline Village Nevada. I ski and Lake Tahoe, plus close prox. to Southern California (99% of my business is in the latter).

My parents bought a vacation house their in the late eighties when real estate was very in-expensive. My second choice for area's to live.

Dock Holiday is right there is a lot of boating on the St. Johns. We are south of Jacksonville in an area called Flemming Island, it is a little north of Green Cove Springs. Taxes are about 20 to 25% lower and both home and car insurance are substantially lower.

If hubby builds custom homes then AZ is a good place, you would make a grip and live in a state with 2 of the greatest lakes in the world, Lake Powell and Lake Havasu.

West Palm Beach is ridiclous...move to the West Coast....over near Ft Myers or Cape Coral....real estate is going down
Also on the West Coast you boat alot more than the East Coast. The gulf water is much more calmer

When my ex and I sold our home on the water (canal, five minutes from Gulf) in Nokomis, our flood insurance had gone to almost 4K, wind to almost 2,700, and home owners up to 1,600. Plus property taxes going up every friggin year, the school board (no kids), the hospital, the list goes on.

I am seriously considering getting out of this particular area too. It's just to damned expensive.

Where I live most of us are on wells. The County promised us water by 1998. Well they've fumbled around so badly that now they don't even have all the Right of Ways secured. The original price to hook up was to be 2,600, now it's estimated it'll be at least 11K.

It just keeps getting worse. A class action lawsuit is being formed against the county for screwing the water issue up so badly. It's pathetic.

California is very nice to live but expensive!! My tax rate is 1.85% :( I pay over $10K a yr in property taxes. The "normal" tax rate is 1.25%, but since the state is reporting it is broke, taxes are alot higher for new homes....some are over 2% taxes!!!!

I have been seriously considering moving sometime where living expenses are much cheaper. My soon-to-be brother-inlaw is moving to Austin, TX. He says is gorgeous out there. I might have to go visit and check it out.

I live in the Tampa area and love it here but I also like the Ft. Myers/Naples area for boating and the Palm Coast of Florida around Jupiter. These towns are big enough for shopping and eating out but not to congested.

Water is going to be a huge issue in a few states over the next couple of years, very much like oil.

My county recently screwed me on tax id's on newly created property that we broke off from our 600 acres. No tax numbers cost us the sale and know our water users association cost another one to back out. The chair of the water user assoc. told the prospective buyer that our water right share's could not be transferred over to the new lots. Who buy's an orchard that can't be watered? We did the transfer with no problems on another sales transaction so the chair lied..... The county is running out of shares for public residentual so the state is trying to usurp our shares for their use..... The buyer was offering double what we had the property listed at, bid war with a developer, who happens to be involved with our water board chair!!!!

Main reason I do not want to live or establish a business within California or I'd move there and the biggest factor in leaving Washington State.

Flash, how is the Green Cove Springs area? Friend is looking around there. What development of Fleming Island are you in & are you on navigable water w/access to the St. Johns? thanks, CanDo

As far as living on water we do not have to live right on (would be great though) I can trailer boat to ramp. We are open to any state that you can boat at least 6 months out of year. And also have good gun laws :eek:

Gun Lake Michigan, way over crowded so ya go to Lake Michigan, its big water lots places to go, things to do, but you only get 5 mos of boating. The e-con sucks rite now but a NEW Gov. is soon to be elected (Devos we hope) and then the area should take off again. Big construction going on downtown Grand Rapids, and by the way, I have the house you describe. just 25 min. from G.R. 10 mins. from Gun Lake, 1 hr from Lake Mi. Oh ya, you didn't say you liked snow, cause we get a little of that stuff here. I'd even throw in a shovel !!!! I do have a shooting range in the back yard. and you can shoot and hunt over 4000 ac. of state land all around us and a 40x60 heated garage for your boat.

We pay more than most states for Vehicle License plates but from what you save in property tax it’s a drop in the bucket. A $40,000.00 car/truck will cost you about $630.00 for one year then it goes down each year based on the vehicles depreciation and we all know how fast that happens…

We are in Flemming Oaks which is an older area right on the St. Johns. We are on navigable water two homes in from the river. We like the location. Close to Jax for some city life yet still more of a small town feel. Green Cove is a little south and still further removed from "big city life" but its growing fast.

I Still Think Pan-handle Of Florida And Alabama Is An Unkept Secret. We Vacation There And Plan To Hit The Races In August In Gulf Shores, Al. People Are As Nice As You Will Find And The Boating Was Awesome. A Client Just Bought A Lot A Few Miles Inland In A New Subdivision To Retire. Lot And Modest Home He Is Guessing Around 250k With A 2 Min. Tow To Water. Condos And Homes On The Beach Itself Are High Priced But Can Get Into The Intercoastal For Reasonable For What I Saw.

Cape Coral, Fl. can put you on gulf access for that money at the moment - with a pool too. Taxes and Ins. are what you would likely expect, but a much, much cheaper buy in. Both of your initial ideas sound very good as well.

Destin Florida is a sleeper and a real up and commer so I have heard.

I don't believe an area exists in the U.S.A. where you can boat for several seasons, have a booming economy AND affordable housing. Pick any two and you have several options.

I live in Bergen County, NJ where IMO is a bit recession proof being located 17 miles outside of NYC, but housing is not affordable given your $250k limit. Out here $250k doesn't buy a desirable 50' x 75' lot. The normal boating season is May to October. Your best bet is to stay where you are & grow your income to meet your lifestyle or move to another area within the southern states. These are just my opinions & not meant to stir any chit with the sensitive arm chair commando's.
