Dockominiums--very pricey

http://www.tampaharbouryachtclub.com/

This is what Rattlefish Pointe in Tampa is going to become. A 30' x 12' x 10' storage slot for my CCF is $125,000 PLUS a $275/month "maintenance fee".

Beautiful facility and great location but this prices boating out of reach if it becomes the rule. Alos heard that Lazzarra and the other boat builders on that street have sold out as have other business across from Rattlefish and area is to become condo's and gated high end single family so some more waterfront and water access is lost to the public.

Next the county will sell the Gandy boat ramp to a developer and that will ned boating in that part of Tampa unless you are a member of the "luck sperm club" and inherited enough to afford that lifestyle..

tow rig, fuel, insurance, 125 thousand dollar docking! buying the boat sure seems like the cheap part these days

Re: Dockominiums--very pricey

375, you got that right! Buying the boat is the easy and cheap part. Dockage/Storage, Fuel, Insurance and Maintance is making boating not an enjoyable experience for many. I love boating but this is making owning a Porsche or like car and doing track days with the local club and such seem extremely cheap! I know this has pushed some people right out of boating or at least having medium sized or big boats.

How about boating in the rainy northeast. It,s almost July and my boat has been out twice!! At least you guys get to use your boats. It,s really ridiculous adding up the $$ numbers here!

Thats nucking futs

I keep boating in the Midwest. For about another 25k you can get a 2br/2b condo at LOTO with a 30 foot slip and lower monthly maint fees. No hurricanes, cheaper insurance, no salt issues, etc.

Of course the draw back is a 5 month season, but that gives me time to save up for the next season.

This time of year in FL your bound to get rained on everytime you are out. Nothing like the weeks of gloomy rainy days in the midwest though.

They said 15 to 20 months to actual completion of facility but have sold almost 60 slips so far.

Yeah, there is more and more waterfront access disappearing everyday in FLORIDA! And actually, our boating costs have stayed pretty reasonable, insurance only went up $18 this year, (Thank you Bob L @ Worldwide! :D ), no storage or boat ramp fees, (That boat ramp fee thing in Cali, was annoying) and our boat gets good gas mileage, (502 MPIs) so.... I can't complain. :drink: Just too busy these days to boat as much as we used to. I don't think I could ever give up boating, it's GREAT family time for us, and it's the only time I really sit down and relax! :drink: :D
Dean

PS, and I can complain about something, I want to get a new BOAT! Somebody please buy our boat! :D

READING THIS MADE ME THINK OF THE THREAD I SAW THE OTHE DAY WITH SOMEONE TALKING ABOUT THE NEW 1075'S. HE CALCULATED WITHOUT EXAGGERATION THAT IT COST $4000 PER HOUR WITH THE PRICE OF THE BOAT. THAT WAS $1000 PER HOUR FOR MOTORS TO BE GONE THRU AT 50 HOURS AT 50K, HALF MIL DOLLARS FOR BOAT, INSURANCE, STORAGE, FUEL, ETC. DAMN SCARY. STILL CHEAPER THAN MY WIFE'S SHOPPING THOUGH AND SHE WON'T CARRY ME TO PARTY COVE.

Yep, that's the trend it seems...these azzhole developers building these yuppy private yacht clubs and dockominiums all over the place is definately starting to put the pinch on the average boater. :(

Re: Dockominiums--very pricey

We were looking at dry docks around sarasota on the west coast of florida, but all they are doing with the dry docks now is turning them all into condos. Now just try to figure how much $$$ at 125g a slip with x number of slips they can bring for that place, and THEN with charging 275 a month for maintenance  , and then you know the first time they have to do large maintenance to the place the slip owners are paying for it, and who says that the 275 per month is locked in? The flipside to the situation is that although you are putting up 125 g, you are actually purchasing something, and with the limited amount of dry docks on the water, and the growing amount of people who want to be on the water.....you never know how much it will be worth in the future.. :D

60 slips at Bayside is nothing - they have a LONG way to go to sell it out. I have a hard time believing that people will pay the money. I used to keep my 29 Foutain there for about $350 +/- per month. Now that nearly the "maintenance fee". What a joke. The other day I heard one of the principals in the development company pitching the project on a local
AM sports radio show - he said that there were a lot of other benefits, including, gas "at cost" to members... what's that equate to? $.50 per gallon?

Let's see if it really happens.

CigDaze - as for it being the Developers fault, I disagree. Its a capitalist society and if someone has the wherewithal and the schnutz to take on a multi-million dollar project for a profit - all the more to them. I too am sad to see some of the waterfront "old standbys" change in use (including Imperial Yacht Center and Jimmy Macs), but hey, its progress..

Isn't that the truth. I was out in the Ches Bay/Atlantic on Saturday and it hurt to have fun.

You're right Brian, I can't say I blame them, nonetheless it's somewhere to take out the frustration. It's sad seeing so many things go by the wayside, but change is inevitable I guess. I keep getting the feeling that we're getting squeezed out to make way for more Condos. I'm sick of condos.

Wait till the bottom drops out - I have a hard time believing those prices are sustainable. I can guarantee that wouldn't fly up here in the Great Lakes state...

Exactly, the market has slowed big time. In Pinellas County last year there was over 4000 condo's in development. There are way too many speculators in the market trying to make a quick $,wait till they have to close the deal & have to come up with the real money.
As a Electrical contractor in the Tpa area I have seen a huge drop in the buy/ fix up/ sell market. I contract for many of the bigger guys & they have either moved onto commercial real estate or now starting to pick up foreclosures as rates go up & the biggie...insurance & material costs.

Re: Dockominiums--very pricey

This concept isn't new--especially in FL market. THere was the Time Share Boom/Bust and it took forever for that market to get cleaned up and somewhat respectable.

The renderings they have and the long range plans are expensive, expansive and extravagant. A lot of what they are proposing just won't hold water--to coin a phrase. A simpler, more realistic, market based approach would work--I'm afriad this plan won;t pass the test of time and a lot of folks are going to make some lawyers wealthy when it's time to sort it all out.

I heard Rattlefish is going to move to Apoolo Beach. If this holds true that would awesome for me. Rattlefish has awesome food and there docks are the best in the Tampa Bay area. If Rattlefish moved to Apollo Beach and had the same style awesome docks they would clean up around here.

I'm relatively new to FL from DC. I think most of the property here is still a bargain! There is NO WAY you could buy any of the waterfront property that you can buy in FL even for what the prices are now in most places in the Northeast! In Cape Coral, I still see nice 3/2/2 homes on 1/4 acre with a pool and unrestricted Gulf access (no bridges to contend with) for $650k and up. Try buying a nice single family home with a pool on the Potomac River or one of it's tributaries for less than $1mil. Even then, it's still another hour and a half just to get to the Chesapeake Bay!

As far as Dockiminiums go, all I can say is...at least you own it. Maybe it'll still go up in value! There's just not enough dock space to go around! My boatel rent just went to $360/mo. It's time to build a dock...NOW!

That's the bottom line, there is only so much waterfront property in FL and the condos are going up everywhere there is an under utilizied piece of dirt/lot that's on the water!

Our marina in NH is selling 20 slips. 30 foot (maximum size) is $149,900.00.

I asked what if I wanted a 38-40 slip? "You can buy 2."
