I second that, we have met him several times in the Ozarks and had a good time with he and his wife. Very nice guy, but be careful, he will try to sell you a Spectre cat as well LOL!!! He has a passion for fast cats and what a ride it was at 120mph down the middle of the lake on Friday of the shootout.

Look's like some great deals on Condo's on the Cape also.


How is the Boating in the area ?? Is the speed at 25 MPH all the way to outside.

Is the trip from the Cape Bridge to outside very long ??
Is there access from the Canals on the West side to the outside also or land locked ??

If you are serious call jim, He is so trusted by his clients that several of them buy and sell properties they never see based on his recommendation. He also know's the boating scene and can steer you in the right direction as far as what is good access and what is not. When I bought my first place from Jim he took my girl friend and I out for a day of boating and showed me around the waterways. It sure was helpful to have somebody that knew there way around give me a tour.

yo whats up gus, I don't know when I am comming back down. I have been doing alot of snowmobiling and have been busy with the new realestate co. why didn't you guys come up and do some snowmobiling, I think joe is scared of the snow!

We boat all over - Cape Coral area is our fav. next to Lake Ozarks. miles of canals and icw to both coasts. Good deals in Cape Coral - but keep in mind - the homes that offer deep, wide quick access - sell very fast - usually full price no contingencies. Short sales and foreclosures - lots of them - but you must wait for lender approval. Everyone wants to "steal" something. Keep in mind the bank has the money dumped in these properties - not the owner. The owner just cant make the mortgage payments and the property is way over leveraged. Most of the "stories" you hear in the press is due to overdeveloped off-water areas like "Coral Lakes" and over investing and flipping "First" homes. (low end).
