The "NEW" 188th Street.
We all had a good cry when the demolished our place of worship.
Just thought I would pass along what has taken it's place. It's pretty amazing. Closings begin next month. I will try to get some finished pics. www.artechmiami.com :) |

Ok, they kick out all of the boat builders and then build a building that looks like boat. Is it me or does that building look like a cruise ship? Maybe we need to get as many units/slips there as possible and line that dock with go fasts!

I am doing my best to make that happen. The place rocks. There are 27 units still available. I would be in the line if I didn't love Palm Beach county. Jassman- The average price for a unit is hovering near $1.4 million. If you look at the website though I think you can see the value per square foot. |

Artech? They have quite a few lawsuits against them from people who don't want to close. They have been having problems for months. The building looks good, but it is not the highest quality inside. The location is NOT worth over a million bucks. It's down an over built concrete jungle street, with that other disaster ,Marina Lofts, right across the street. You have a school right down the street. Traffic gets horrendous there. Most people who put deposits down on the place, did so at the top of the market. They could not get near a million bucks for their condos now. Thats why the lawsuits. From what I hear, they have many more than 27 units left. I never believe the developers numbers. For the money, there are many better locations to choose from. Half the units in Aventura are either for sale, or being forclosed on. Maintenance and assessments are becoming out of sight.

That was the original gimmick to sell the place......build it to look like a boat....and they would have two Italian yachts on the site. When you bought a unit, you would also have the right for fractionalized use of the yacht at certain pre-arranged times of the year....like a time share. Alleviates the hassle and expense of owning your own boat.....geared to the international buyer.......Now???? Just another struggling, overpriced South Florida Condo development. Hell, ALL developments look awsome in their adds and on their websites.

I called a prominent broker in the Aventura area who knows the building and some of the clients well. He told me that many of the things the developer promised didn't materialize. Clients do not want to close. The units are about $400, to $500 thousand dollars overpriced for the area, and the quality of the building itself is poor.

So you obviously have a personal bone to pick marina. Cash Bar is in RE and keeps lots of things posted for many members who are looking for deals in SO FL.

No biggie, I am just monitoring it for a potential bulk-buyer.
I know of 27 units "currently" available. And I am sure many will not close. I figure 60ish of the 234 will ultimately be available at a SUBSTANTIAL discount. Now, I only posted it HERE so members could see what it has become. No harm, no foul, marinaseeker. :cool: Now, on the other hand, I have a few people looking at BULK of all styles. That building looks cool. I was there in Nov.when it was still under construction (thus my avatar). It's def. interesting looking (I like it). The area does have a lot of traffic (but then again what doesn't in biscayne bay/Miami? If it was like half the price I could see it being worth it to buy as a vacation spot. I'd love to own there but for 1.4....Whew...nope. Very cool design though. |

Cash, next time you are at the building, swing by the shop,at Hi-Lift Marina....we are close to the beginning of that street as it turns off of 187 St.........we keep an eye on that building from the water :drink:

Where can one find "deals" such as foreclosures, etc in this area? We are considering something on the water with a lift...or at least the ability to install a lift. condos? houses? What's the best route? |

On the other hand, I know where the best deals are that can help avoid delays and problems that dealing with the banks presents. I also know FC and Short-sale listings by canal and idle time.
