As said - Pebble Tec is the way to go - Actually this one is Pebble Sheen - smaller pebbles if I remember. Was done 8 years ago and looks the same today. And this is only medium dark, they have much darker colors.

Tile actually has a whole other set of problems. Tiled pools can leak and are tough to fix without tearing up the tile. The new trend of glass 1 inch tiles is problematic on heated pools on cold days....the tiles "pop" out due to expansion/contraction.

I have a pool where the homeowner spent 35K just on the tile (no labor, just materials) and a few tiles every month pop out of place but there is a ton of tile in that pool!

Tile can be tough to install on free form pools also, lots of cuts and the gunite has to be pretty perfect when it gets shot also.

Keep an eye on that palm tree closest to the house. It may over-grow that planter it is in and start lifting the surrounding pavers/coping/waterline tile.

How much is the home worth and how big is the pool? Spa?

Diamond Brite - Dozens of colors and cost is realistic.

Pebble Tec - Very nice, but if it is a $200K house it doesnt make sense in this market - you arent getting the cost back out anytime soon.

Paint - No F...ing way! I have 3-4 customers that have painted pools and every one has issues. Unless its a $50K house in the ghetto it wont fly.

Yep, tree is just barely starting to lift pavers, but they are sand set so can re-set for now. I think the coping will be ok, does not hang over the planter very much. It's not enclosed all the way around, just that jog in the pool.

Uh - I have to ask the guy that's living there now about the party - I'm sure he'll say yes as long as I buy the booze :)

pebble tec..done in early 07.. We are here in MS..it gets as hot but much cooler in winter by about 10-15 degrees....No problems to date.

Thanks fellas, I had a conversation with the owners yesterday before posting here - and they were like , well how come all the pools in florida have really dark colours and we up here have basically 3. I'm like - great question, so not much luck on google,I figured where is there a great wealth on knowledge where guys would have practical exp -hmmmm..... props to oso memebers

Oh and house market value here would be approx 800-1m, so I will advise them of their options but push them towards the higher end coatings.

pebbletec in 2007, ours is medium blue no issues except for sitting shelf that was half tiled and half pebble tec. The pebble tec is rough on nylon/rayon/spandex suits.
