So, not sure if I’m in the right spot for this thread...correct me if I’m not. I’m approaching 60 and thinking about a 5 to 10 year from now place to settle down. Cost of living is getting ridiculous in CA. I’ll stay put in CA for now, but would like to buy a place now in I think LOTO, rent it for now. I guess my question is what areas are best for a fun boating scene, as well as nice restaurants. I guess a hospital nearby might become important 😁 I want to keep price around $500k. Lakefront with dock for 41’ boat. Am I dreaming?

You’ll need to bump your budget up a bit for that at LOTO. Wife and I have been birddogging property there for a couple years now. It was high enough before Covid and now its borderline ridiculous what property is going for. We’re hoping once things get somewhat back to normal in a year or two that a lot of the impulse buys this year will end back up on the market. Who knows though. We tried to go look at a condo to buy a month or so ago and I think it lasted about 5 hours on the market. It was about the only decent deal we had seen in awhile as it was second tier but had 2 slips and a garage so with a golf cart we could deal with being up the hill a bit. Someone else with the same thinking pounced on it immediately.

Not impossible to get water front with a dock fir under 500k. Not at all. Big baller house gonna have to up the buy in but from what I’ve seen you can get a livable place on the water for under 500. Might be back and away from hot beds like Osage but who cares? That’s the whole point right? Get out and boat to those bars and restaurants!

This is just a quick 5 minute search but I’ve been watching LOTO too. My only concern is the winter. I’m a fair weathered person. So my family. Lol

Everyone from these DemoRAT run states is running for the red states.. pretty sure this trend will continue for a while.
I wish I could get out of this ****hole. Starting Tomorrow we now have to wear a mask in the gym while working out, I`m taking advice from a fat **** governor who has never set foot in any gym... to top it off these sheep in there are already going it anyway, brainwashed morons

Thanks to knot and tank. I here Four Seasons is leased land, does that really matter. Of all locations what’s the best for all around boating, family, restaurants, shopping?

This is just a quick 5 minute search but I’ve been watching LOTO too. My only concern is the winter. I’m a fair weathered person. So my family. Lol

Prices right now at LOTO are going crazy. Decent stuff is selling for 30-50% more than it was a year ago and sold within hours of being listed. There are major reasons that the ones you listed have not sold yet. My advice on buying at LOTO...........Get a GREAT REALTOR who knows the ins and outs of LOTO.

The very nice 2nd one is 29mm of main channel and not no wake as stated. It is rough as fuk there on a summer weekend. A friend has a house on the other side of the white/brown condos. He said he checks his dock weekly and has a welder on speed dial.

The 3rd one is in TanTara and needs work. High HOA's and in most of TanTara, you don't own the land. You have a 99 year lease on the land which is very expensive at $500-1000+/month.

The 4th one is also main channel. Small world...my grandpa built it as a spec house. It has been added onto a couple times since, but looks like it has never been updated since he built it. He actually developed about the shoreline to the right(looking from lake), two lots to the left and the upper tier area. My parents owned the empty lot to the left. Another issue could be septic system. It was going to cost 40k for my parents just do a septic system since the lot is not very deep.

The 5th one is also just off the channel of Gravois Arm 4.5mm. It will be very ROUGH on weekends.

The 6th is a duplex/townhome with slip on community dock and HOA is $540/month. Nice place and good location by land and water, but pricey for what it is.

Four Season's is not leased, at least for the most part, but still has higher than normal HOA's. Tan Tara is mostly leased land, but some people have bought out their leases and purchased the land.

I think that depends on which development your are in.

A turn key single residence home with decent square footage, decent lake frontage, centrally located in a nice cove with a nice 2 well dock is going to set you back well North of $500K. Most of what we look at that we’d be interested in is in the $600-700+K range. And I’m not talking some mansion. Just a nice, clean home. You have to really watch were you end up by land and water.

the problem i am seeing is when they leave the blue states they still vote deomcrat after they move.
