I could only say that if you are looking for a surveyor. Don't use Patricia Kearns, NAMS-CMS. She told me and I quote"the surveyor could not have been expected to discover these hidden conditions because, at the time of the prepurchase survey, the restrictions to access to the areas affected could not be overcome".

i have been doing structural glass work for a long time and i gotta say that is so unacceptable that that was not found buy the surveyor. i could see maybe missing some soft spots around a drive cut out or something but thats just nuts. sorry to hear about the whole thing and i sincerely hope you get an attorney involved or get some sort of recourse.
by the way- what does it cost to get a good survey done?

I paid her $500 plus $210 for the haul out. Then another $250 for a second opinion up here in Ohio. I'm just glad to get her back. The whole transom was gone on top of the stringer. But I don't have any good pics of that. What an experience.
