Huge, I hate to say it,but you gotta know you can't
ever get money from scumbags. So you go to court
and get a judgement. So what,they dont pay anyway.
So now you have a judgment (that might as well be
written on toilet paper) and they have absolutly no
assets. All you have is more wasted time and no
money. I suggest you dont waste your time. Just
suck it up and chalk it up to a lesson learned. I've
been there, cant get blood from a stone! Hey at least
your in Fl. It cant be to bad!:cool: :p Good luck!

i have to agree with epeek, tough to get money from people who have none. its all part of the experience with renting to sec 8 housing recipients..

If you have the desire you can do much of it yourself. When I had a similar issue, (I locked the tenant out for not paying) you get a judgement against them. If they don't show you win by default. If they don't pay, you get a sherriff's order to seize assets and or property (i.e the stuff in storage). You can also garnish wages. Typically the interest rate on maney owed to you is VERY HIGH! So keep track and find out the specifics in Florida. Call me with any ?????

You are lucky that the tenant did not sue you for your net worth for locking them out of the house. In DC, they would own your house if you did that.

It was actually a commercial lot in NJ.

thats the nice thing about commercial, the rules are different:D

this guy i work with owns a strip center, he went over there one day, told everyone to get out and changed the locks. i thought he was crazy until i found out you can do that. they usually pay up too. he doesnt buy residential anymore.
