So...don't let anyone tell you there isn't affordable waterfront property here. When I started looking for property three years ago, most real estate agents (present company excepted) I tried to give my money to were too fat/lazy to go out and find the deals...gotta find 'em yourself. I found all my properties (4 so far) by doing HEAVY research on the Internet, in the newspaper and hitting the bricks. Our job as Realtors would be alot easier if it wasn't for some of non-professionals that the state of Florida gave a license to. But as a wise man said half the people you run into are below average. |
I'm buying a waterfront on a canal in Deland that has access to the St John's River and is 19 miles from Daytona at a good price. Volusia county is the fastest growing county in Florida. Quick access to Orlando, and about an hour to Jacksonville, the two places I do most of my work.:)

One thing you need to take into consideration is that the "baby boomer" generation (of which I am proud member) is starting to retire, and will be doing so for the next 5 yrs min. And most of them up north have decided that theve had enough of snow.
Fla, AZ, and Vegas real estate is starting to go nuts. Vegas has been booming for the past 12 yrs. The company I work for alone built and delivered 2.2 million dollars worth of roof trusses last WEEK!!!!. and has been doing that for months, at an average of $2500 per house. You do the math. Even if you dont plan on moving here, Fl is going to be great for investment. If you do plan on moving here, I wouldnt be fartin around thinking about it, cause your gonna be dissapointed. Agreed but .. Most other parts of the country have boomed also .. I live a little north of Boston and believe me this area has boomed and will continue to do so ..As a result the house im sitting on while deciding when and where to move to fla should give me good return

My Buddy's Grandpop sold his house in Punta Gorda paid about 120K 10 years ago sold it in 1 week for 410 Boat lift and all out back on water canal sweet set up.
I'm thinking of trying for a work transfer down there |

Don't forget about the pan-handle... Destin, Ft. Walton Beach, Panama, Santa Rosa Beach all very nice places and property is still reasonable... also like Ben@SRP said there still is seasonal change.. Beaches are white and the water is clear beautiful area!

you had me scared there. I've been stuck in Boston for a while. After finals im goin to vegas for a week. My dad was down a couple weeks ago usin it. Hopefully ill get down sometime in may. Thanks, its nice to have someone down there checkin it out. My favorite cruisin spot is right off south beach and biscayne bay. Lots of places to go by boat, places to go at night, 2 huge boat shows. What deals did you find? |

Don`t even know where to begin. I have a paintless dent removal business here in Kankakee and want to move it down into that area. Part of my business is welding and fabrication specializing in TIG welding. I`m sure that I`m going have to start all over again and am wondering if I`ll be able to do it. My shop and equipment is all paid for here and I hate to have to go back into debt which I`m sure is what I`ll have to do.
I would appreciate any input from business owners in that area. I am in the very early planning stages but am serious about making the move. |

But I am in a totally different field(build Medical Equipment), so I am not the one to ask about that kind of stuff, maybe start another thread, so everybody sees it, there are also a few local realtors, and boat builders that are members here, I am sure they know more than me. As far as everything else, it can be a little pricey living on the East Coast of South Florida, but I wouldnt trade it for anything. There is never a shortage of something fun to do. Have you spent any time Here??? If not come check it out first, its not for everyone, just everyone in their right mind!!! Depending on what your lifestyle is will dictate where you end up in FL, but there is something here for everybody. |
I have spent some time down there although not a great deal of it; I went down for the Miami boat show last year and it seemed that a good deal of the time I ended up in fT Lauderdale. This year when I went down for the show I just stayed there and 'commuted'' back and forth. I need to spend more time down there to find out what the local price structure is for paintless dent removal. I don`t want all the business, just my share.

Check the area just North of lauderdale too, Deerfield Beach, and Boca Raton. A lot of Mecedes, and SUV's with women drivers, getting dinged in the lot at the Spa:rolleyes: :rolleyes: :rolleyes: :rolleyes:
