florida power boaters
 
give me some info. on a good florida boating location.im interested in looking for a vacation home to eventually live in,looking for nice area,on canal,affordable,close to open water,close to weekend hangouts.

"Affordable" is the key word here. Some good areas:

St. Pete/Tampa
Sarasota
Area around Charlotte Harbor/Ft. Myers

I prefer the West Coast.



Obviously Ft. Lauderdale/Miami area

Yeah, the southern part of Key West.Nice boating there.And alot of ***s to fit your lifestyle. :evilb: :evilb: :evilb:

Affordable and waterfront are mutually exclusive terms in Florida. A few years ago, Port Charlotte was a good buy, but prices have caught up. Probably still the best deal in Florida, but certainly not affordable by my standards. :(

Besides south beach,what would you consider the most pricey places in general?Marco island, Palm beach, Lauderdale?

Longboat Key
Casey Key
Cape Coral
Tierre Verde
Sarasota

These are just a few. Waterfront property is expensive no way around it. It has REALLY skyrocketed in the last four years. Have seen a couple of waterfront (canal) here in Nokomis (just south of Sarasota) with direct Gulf access for a reasonable price, (mid 300,00's), the same house in Sarasota will cost half a mil or more.

We got lucky. Bought a house on a canal, five minutes or less to Intracoastal Waterway here in Nokomis in Aug. of 01 and paid 175K. Was just appraised at 345K, and when we get our new bigger, higher bridges (completed by end of 06) the value will double again.

IS THERE GOOD WEEKEND BOATING AROUND THERE?I LOOKED IN CLEARWATER AREA,WAS NICE BUT VERY EXPENSIVE.

You can get a 3 br/2ba ranch built in the 80's on a canal 20-30 min off the river in Cape Coral for mid 300K and up. Great boating area.

You might find a 2 bedroom for that. Most canal homes with Gulf access are bringing 330K and up. If you like I'll go back through last Sunday's paper and see what's up and if I find anything I'll PM you.

Sarasota Bay is nice, prices start around 600K and up and I stress "UP". 85% on Sarasota Bay are a Mil or more.

I love it down here, close to Sarasota, St. Pete/Tampa not that far away, Ft. Myers and Charlotte Harbor not to far away. Kind of the middle of all those areas. Boating is GREAT. Just pay attention to charts, don't have deep water here. Last week during an extremely low tide with a STRONG wind blowing out of the east, about a third of Sarasota Bay was out of water.

No truer words were ever spoken,,the words affordable and waterfront don't even belong in the same sentence....I prefer the St. Johns river(I'm lazy and don't like to clean the mess from salt water) and you can cover alot of distance in there,,,but if the coast is your thing,,most definitely the west coast of Fl.

have some friends in sarasota on the intercostal,siesta key,really nice,5 minute idle to the bay and gulf,house was for sale 3 years ago,they turned down 2.9.
