SCS/Harrison twp water depth and housing
 

Hello, I was wondering if you guys could give me a little information on the area I listed in the title. I've been searching for waterfront homes but it is hard to tell from listings, or even when you visit the houses, how deep the water is etc of the area. Sometimes the showing agent tells me but I never really know if I should believe them or not. I am looking at a few houses, 22654 wildwood st. st clair shores, 30816 jefferson st. clair shores, and 36902 Lamphier st. harrison twp......Basically, I need to know that if I buy one of these houses that I could get a formula 400 ss into the area. I would definitely be buying a hoist for the boat so I just wondering from you guys if anyone could tell me the depth in these areas, and if I could get my boat in there on the hoist without too much trouble.

All depends on the water level of the season. I know last year a lot of people couldn't get to their hoist or canals. This year the water level is up about 14" from last year around this time so it's been fine. The levels are constantly fluctuating and happens rather fast month to month. I can't comment on the exact locations you're looking but there are a few places that are much better than others. Do your research, look at the chart datums of the lake in those areas. Ask neighbors. Good luck.

you need to actually go to the house and look, in that area there are many "deep " canal homes,or at least so they say .... the agent says they are deep, but most have no clue.....remember they are sales people, trying to get in your pocket.....for example there some newer built condo's on Kerber drive, they were calling them deep wells,....... welllllll ....... you cant even get a 19' bayliner to the mouth of the canal to get in, and it is 6" behind the condo (again called deep canal for boating).....I believe that Ardmore street (north side) has the widest and deepest canal in the city, so be carefull while looking

Now you can dredge the canal, but you would need to take a collection from the neighbors....they may want to play or pay

22654 wildwood st. st clair shores you should be fine, in the bay in frt of the house is shallow (I know that bay well as I played there at gma's house when i was a kid...there is an old wood barge sunk there in thaht area too 1000' left of the house in the bay)

You really do need to go look. some of those canals haven't been dredged since they were made and get very shallow the further you go into them.

I have a home forsale on one of, if not the deepest, cleanest and very wide canals in harrison township. The home was a complete remodel from crawl space up. 2100sqft plus, 3 large bed rooms, 2.5 baths, master bath has Jacuzzi tub and all baths are tiled. ..top notch thoughout. The canal is 6ft at the wall and only gets deeper..they call it the sail boat canal... two large decks off the back for entertertaing with more than enough room for your boat.

I would go to more than a few neighbors houses that have boats on that canal and talk to them directly. They dont have commission to make and will be likely to tell you the truth about the canal/area. Good luck.

the home does have a heavy duty hoist, but its offset to the side of the yard. So we just dropped it to the bottom so the whole seawall can be used. Someone tied up and test fit a 44ft sea ray sedan bridge at a showing recently so I would not expect any issues with a 40ss.

I have friends who live on Wildwood. He has 30' bay liner keeps it in a hoist, never had any problems. I take my 46 Black thunder an neve a problem getting in. Turning around to get out can be tricky when windy, not because of depth - but canal is not real wide.

Appreciate the feedback. Another question though, I noticed a few houses in grosse pointe that are nice as well but don't see any boats along the shore (docked or on hoists). I am guessing the water is too shallow to get a boat in close enough there also? Lastly, is it possible to get a boat into gino's surf to grab dinner one night? I never see any boats there and I figure it is also too shallow. Thanks for the help
