looking to relocate
we are begining to look for some waterfront property in the virginia area, we are into poker runs, and traveling with our boat. anybody have some suggestions are were we should begin looking ?

I may be slightly biased, but to me the Tidewater area is perfect. IC waterway for river activities and watersports, the bay and and ocean with several hangout spots and waterfront resturants, and at least 4 or 5 poker runs during summer. One of which is Jammin on the James with over 100 boats.
I would go for waterfront properties in the following order: Linkhorn or Broad Bay and boat out of the Lynnhaven inlet (probably the nicest AND most expensive area) Southern VaBeach near the oceanfront and boat out of Ruddee inlet Anywhere on the Elizabeth River (Chesapeake, Norfolk, Portsmouth) and go just about anywhere Southern VaBeach and boat on the IC waterway or head up to the Norfolk Harbor area (about a 2-3 hour ride with 3 lift bridges and 1 set of locks to get to the mouth of the Chesapeake Bay) Anyway, to me, it's all here, and it's not nearly as crowded as northern Va. I love it! BTW, some of our poker runs take us to the ocean and BIG water which is always the best to me! :) |
We have a house on the Chickahominy river (just outside Williamsburg) and the house next door is being voluntarily turned back over to the bank. We have 9 ft of water at low tide and can cruise to the Hampton Roads area in an hour or less. The big advantage is that the river is still considered FRESH WATER. Alot of good boaters in the Richmond/Hampton Roads area, good luck with the search.

We are on the Potomac River. While most of the boating activities we participate in are on the lower half, the upper navigable waters do provide some great sites. DC waterfront, Old Town Alexandria, Ft Washington, and more. The lower provide a lot more varielty. We do have poker runs and have access to the Chesapeake Bay for even more boating. Equal distance from Annapolis or Va Beach.
It is really going to depend on where you want to live, boating is exciting wherever you can drop it in the water. |

If you are looking for a second home, definitely consider the Chickahominy River. Great place to chill. |

:eek: As much as I like the Hampton Roads area of VA I have to admit the Baltimore region has a little more to do for a boater (they both are good though). Our last over-night trip into Baltimore Harbor included a couple pics of syrenges floating in the water under the swim platform! :( |

Well I might be biased, but the Annapolis/Baltimore area of the Chesapeake Bay is a boater's paradise. Within 35 miles of my river there are something like 50 waterfront restaurants and bars. We have a very strong local boating association www.cbpba.com and lot's of great events including the OPA National Points championship every September. And if you have over 30 feet you can boat on about 90 percent of warm days. Season runs from Mid March to Early November if you wear a jacket. Prices are higher than Tidewater in general but real estate has pulled back her somewhat so it is more affordable.

If your still looking I have a house for sale just north of Annapolis MD . on the Magothy River. 3 boat lifts, jet ski lift and its own Tiki hut. Mls #AA6587117. Great boating, close to restaurants and a great island hang out about 2 miles from the house.

I'm in the middle bay. Big town of Ophelia on the Little Wicomico. It's where the Potomac meets the bay. Definitely not a performance boat hot bed but within 1-2 hour run for most anything the bay offers.
This area is still growing (wish it wasn't). Reminds me of Deltaville 25 years ago. |

Three years ago you would have never made it to 43 days on the market, more like 10 days with multiple offers. (not that you care to hear that). Anyway, nice pad, good luck with the sale. |
Thanks, Yea the market really sucks right now!!! The best thing we have going for us is the waterfront. Nobody around us has the lifts etc. for as many boats. We'll just keep tryin'.....

As long as it is de-cluttered, and gets showings after the holidays, the rest is up to you and the crap market (price wise). The million mark is a hurdle, even with waterfronts. Just sucks to lower it to 999K only to draw offers less than that. :rolleyes: A lot of buyers (and their agents) just aren't bright enough to plug in $1,250,000 in the MRIS search to pick up those homes that could really be bought for right around a mil or a hair under. It's like, if you are $1,000,001, you could likely be getting passed over in a lot of searches. My in laws had a place in West Ocean City, the sold it in the absolute nick of time (March 05). It wasn't until that came down to $979,900 (from 1.25) that they really got some activity. Took them over 2 years to get rid of it though. |

The ONLY marina/restaurant that will not allow you to drink a beverage on your own boat while tied to their dock. Just one more reason not to go there (hence we are always at Gilligan's) Did they EVER dredge in there like they were supposed to do in the fall or was that just another farse like all the other times. |
You would have to ask the Mayor Md Mark if they have dredged. As far as i know they have not. I jumped in last Sept. and it was chest deep. Your big boats would definately need some help.

Beverages on the boat
Bill the word is that rule has been changed. But they have pissed everbody off so bad, and we have done with out them for so long nobody seems to miss the place. Plus Art enjoy's the free beer.

even with the cooler on the boat i still drop a minimum of 100 bucks on dinner and swamp waters at Gilligans , and triple if i'm trying to impress a women , i think the relaxed rules and friendly atmosphere make up for any loss of beer sales for Art
he's got a winning combo there and wont have a slow weekend in the summer any time soon in my opinion back to the subject , I'v lived in Colonial Beach Va for 4 years now , and love it , its truly un-discovered , with the housing slump you can by waterfront with a pier starting in the 400's single family homes in the town starting around 175,00 thats undiscovered!!! and its a 10 minute rocket ride to the 301 bridge for me |
