Rates are competitive with what you see advertised. Don't get in the trap of thinking you can get 6.75% for a 50K loan with mid 600 score. It's a teaser that will actually end up between 7.5 and 9.5....

PM me for specifics. Rates just went up yesterday by 1/4 pt. Therefore, I'd say no/low docs are 7.5-8.99 in the real world.
