Default Legal ?? regards to S.O.L.

I am trying to determine if there is a Statute of Limitations, in regards to filing suit, for breach of contract (lease), involving residential property? After researching Del code, I am unsure if it is 3 or 4 years. It looks like commercial contract SOL is 4 years, but would residential fall under a commercial lease? Other info points to 3 year SOL to file.
