Looking to do a refi and frankly the more people and web sites I look at the more confused I get. Seems like this site has it's share of smart financial people.

The variance in rates makes no sense to me.

Looking for fixed 20 or 30 year. Little to no costs up front.

If you don't mind a bunch of phone calls but are able to get companies to compete go to lendingtree.com. Just used them, I find local banks are not as aggressive.

Look at credit unions or national banks. If you want the best rate find a lender that sells the servicing. Although in my experience a solid relationship and local bank that has strong first hand one on one communication with the customer is worth an extra 10-20 basis points in rate.
