Yeah, the economy downturn sure didn't hurt the lake's realesate prices. Lots alone in any decent location will run you that much. Add in another $25k for a double well dock and you still don't have a place to live!
Condo's will get you a lot more for your money, but there are many trade offs. Check out Emerald Bay condo's at the 14mm. You can find some good bargains there right now while it's having some problems corrected. pm me for the scoop.

looking for something under 120k in the gravois arm or 35mm and up. needs to have at least a 10 x 32 dock slip, 2br , on the kc side , and somewhat deep water.

I wish you all the best of luck. Neda and I were not shopping for lakefront, but we had been pulling our hair out since January for a solution here in VA. Things are finally looking up for us now. Good Luck!

You might be better in a first level condo or be patient. Lake frontage with good to moderate topo is about $550-800 a foot, so for 100 feet you are looking at $55K-$80K just for the lot, that does not leave much for a dock and a house.
I started in your range and finally spent $190 but the house has a 2 car detached garage, pavement to the door, 3 bedrooms and 2 1/2 bath and a 2 well dock( 10x26 and 12x38). Dock has blue foam but I can do that myself.
I also looked at about 25 homes and this one came on the market right at the end of my search. So keep your eye out, they get listed all the time. I looked a bunch of junk and went through the same ups and downs but I didn't have to buy right away so I could stand to pass on some.
With interest rates down by about 1/2-5/8 percent since march that should also help stretch your budget.

i found a nice lower level one close to the pool and the very first slip on the dock. may have to have another look at it.
