LOTO conditions mid-late Sept?

A few of us are thinking of coming down the 3rd or 4th weekend in September for a late summer trip. What are the water conditions during that time of year and is party cove still going strong on Friday and Saturday's?

Water conditions are fine. Party cove is pretty dead after Labor Day. Weather is usually great during Sept. and Oct.
