looking to buy a lake front property in the deep south ga. or fl. who knows of a hot spot year around boating lake in the warm climate. (intercoastal in fl. is to pricey) looking more for a lake front that is performance boat friendly and happening year around.

How about this, 45' boat lift and house, boat launch, elevator, jacuzzi, inside and outside swim through porthole pool, down the river into the back bay out to the gulf, 12 minutes, no idle zone.

Deerpoint Lake in Panama City is Merc's alternate Lake X, pricing reasonable and access to the gulf/intercostal when you want it. Destin within an hour. There are a few areas in Ft. Walton with water access.
lake Martin in AL and Smith lake in AL and also great.
Anywhere in the FL panhandle ir south GA/AL is still subject to freezing weather. We get good boating from May through December generally.

Yes, Sean, Custom building is my main business, and I love every aspect from it, especially designing, no real blue prints for this particular home. We have been moving all week, its just about finished, its been a 2 year project. I just put it up for sale, today, my wife's ready to kill me, but Im trying to buy 260 plus acres on the water down the river with some partners for a grand development with a marina.
