Checking out Abacoa and Egret Landing in MArch for possible future move in few years...any input. Mostly interested in family lifestyle , education/schools, and of course boating -fishing and Marinas I can site see.

Abacoa is nice but primarily zero lot line and many communities in the Abacoa development have DUAL HOA FEES! One to association and one to master Abacoa association. I sat in on the Abacoa sales pitch a few years back, 10 year build/10,000 homes and I passed. Egret Landing is very popular, 650 homes on 1/4 acre lots and tons of kids. Schools for Egret are great, Abacoa is split at Frederick Small road. North of FS road, you get Jupiter schools, south of FS road you get Palm Beach Gardens (Dwyer HS not great).

Two others are Paseos (built by Arvida in 2005-6), plenty of deals in there post boom, Canterbury is another that is actually still under construction. Abacoa still has new homes being built today, which hurts resale on existing homes.

Zip code for this area of Jupiter is 33458....

One other thing, Egret Landing was built by about a dozen different builders from local or regional to national (Pulte was big). The other communites I mentioned above were all built by a single developer so the homes are extremely similar in architecture/size/floorplans.

On marinas, not a lot of rack storage places but this one just opened and it is huge (and empty)... http://www.jupiterpointe.com/

Here is the inlet cam, water at the mouth of the inlet is 15 ft deep and crystal clear on most days to the point if there is a beer bottle on the floor you can tell the brand from the surface. http://www.evsjupiter.com/main.htm

While looking at those beer bottles around the inlet, also look for that glint of gold as there's a Spanish treasure wreck right there at the inlet.

yeah, just to the south about 100 yards....the barge on stilts is there all summer during the calmer seas trying to find it!

Depending how young your kids are I just moved here and my oldest is in kindergarden my yougest still a couple years away but the oldest goes to limestone elementary. If they are older I think the schools are the same for a bigger area. There are a few good subdivisions around there they are a little older they are THE SHORES, then north a little on the river are THE MOORINGS, there is also a new one built by lennar called RAILTO. I like all of these places the moorings have some houses on the water with inlet access but the waterfront there are a lot more than the ones across the street.

The Moorings is actually in Martin County.....so no Jupiter schools they get a bus ride north to Hobe Sound.

Shores is huge and nice neighborhood just stay away from the wood frame houses, buy concrete (no termite, rot, hurricane issues).

Rialto is looks nice from the ads.

Search under address and you can easily see what the house is valued at and what it sold for in the past. Most stuff has been selling at appraised value unless it has been totally remodeled or is a really unique piece of property.

Been living in Jupiter since 2002. It's a great place for boating. I've crossed paths with Jupiter Sunsation in the past also! Plenty of sandbars to hang out at during the weekends. If you head south you can hit Peanut Island in Palm Beach (30 minutes by ocean-60 minutes by intercoastal) or you can head north to St Lucie Inlets's Manatee Pocket (45 minutes by ocean-90 minutes by intercoastal). Gorgeous scenery to be had in either direction...great beaches. North county (Tequesta, Jupiter, Juno) is quaint and quiet with lots of good restaurants and watering holes. South County (PGA through WPB, Citi Place, Lake Worth, Delray) is much busier with lots of population density, bars, restaurants, etc. ...

I dont know how it used to be but the moorings is definatly jupiter schools even thought the website does not show it If you call to verify address it is. It suprises people even at the school system. It is in Martin county though I do not know if that makes taxes different or not.

Everything around the Donald Ross/Military Trail area is nice...Admirals Cove, Abacoa, Paseos, etc. There are also some great neighborhoods around Indian Creek/Maplewood area. If you go west of I-95 on either Donald Ross road or Indiantown Road you could look into Jupiter Country Estates or Jupiter Farms where you could store your boat on the side of your house!!

When you change counties you change schools (your property taxes fund the school system that you would use, hence the Martin county money goes to MArtin County schools). The line is where Loxahatchee River Road meets the Moorings. So anything north of where the Moorings starts is Martin county and the taxes are marginally lower. To the east the line is "County Line Road" just north of the Wendy's in Tequesta.

Of course if you don't have school age kids it doesn't matter!

The county website shows Hobe Sound Elementary. It doesn't make any sense, you can't pay Martin County taxes (school included) and then attend a school in another county.

Trust me I know the boundry online shows different if you type the address in palm beach schools it doesn't show up if you type it in martin county scools it doesn't show up either the realator who I got the house from who lives around the corner had no idea either and he has pre school age kids limestone creek saidvtheyvdid a realignment or something realistically it is probably cheaper for martin county to pay palm beach county for the few kids in the area over run a bus all the way around there. We get into our house and you are welcome to come over for a cold one.

You will appreciate Island Way once you start living there. Until a couple years ago the only way in/out of the Moorings was Lox River Rd or east through Tequesta Country Club. Island Way west to I95 is a breeze compared to the other two alternatives.

Pay attention in Tequesta, cops have NOTHING to do but write tickets. Stops signs/speeding are their two favorite. Tequesta drive between the bridge and Tequesta Country Club is a daily hangout. I95 southbound has been busy too with FHP trying to keep that 5 lane speedway down to 65.

I was concerned with same thing as I found some really nice homes in Tequesta, right on the line. The listings show the Middle school and High Schools (which I am interested in) as Jupiter Middle and High. Like you guys mentioned Tequesta is in Martin County.

When talking to a local realtor, she stated that some of the MArtin Coutny Schools do feed into Palm BEach County.

She also mentioned that even if you are not in the school district of choice, you can apply to have your child attend one of the choice schools if GPA permit; from what she said they actually recruit. I am a little nervous about this though. I like a sure thing and I dont want to risk something like this to find out it can't happen.

For High School the request has to be made at start of 8th grade year.

Other than Tequesta, Egret landing as Jupiter Sensation mentioned is most likely the place I will end up.

Thanks again for all the great positive info. I can't wait to visit this month as our hopes our high for Jupiter and it being everything we have researched.

Just a lot of things that have to happen on this end first...we have 2 years to do this before my oldest of three starts High School so we have some time.....but not much. ...anyone lookn to buy my waterfront home in Ocean Pines...Boat included!:drink:

See I have youg kids and I wanted limestone creek. So my options where more limited most of the subdivisions mentioned are outside of this area.

Yeah with my shop/wharehouse being in Ft Pierce I needed 95 or turnpike access. I hit the turnpike and can go from door to door in about 35 minutes. So yes I thought island way was great I can get to 95 with one stoplight.

There are advantages to being in PB Country. Jupiter has some great accessible shoreline, parks, very nice town. My father lived in Juno Beach oceanside, and it was fantastic to be able to walk or bike from there all the way to the end of Jupiter along the water.

In most counties, the gazillion dollar views are not nearly that accessible, but their taxes are lower. I think PBC is worth the extra.

Nice...I will I was just wondering about that hopefully my boat will be gone by then and I can start on the next project!

I also see that Egret has some restrictions on vehicles, same as where I live now so not really bothered by it, sometimes a good thing. ... Do they allow SUV's I know that sounds crazy but I have heard that some communities don't allow suvs.

Lauderdale is 55-60 miles away, Miami 90-100 so not a terrible ride for a special occasion (wouldn't want to commute daily).

Sadly the Italianfest is a complete embarrassment (think of leftover pizza, spaghetti O's being sold from hot dog carts).

Egret is ok on vehicles....SUVs/pickups ok, just no duallies, no lettered vehicles, no work vehicles (ladder racks, etc). No boats/bikes/RV's left outside but to be fair most of the town of Jupiter has similar restrictions.

Empty lots are still around but in most cases if they didn't sell in the boom of 2004-06 it was because they were overpriced even back then. Now the owners are still trying to get the money they wanted back in 04-06 which is double what it is worth now! You are better off buying built homes, they are cheaper than if you built new today. House prices plummeted but construction costs have stayed pretty consistent.

Negatives on Jupiter:
1. Taxes are high. 400K house can have a $8,000 a year tax bill.
2. 3,000+ illegal migrants that live off center street (in the boom no one cared, they were needed labor, now they are a nuisance/drain on area resources). Been known to live 10 per 2 bedroom apartment. Most crime is against other migrants (drunk/disorderly type stuff).
3. Lack of jobs. Scripps (science lab) just moved here but if you aren't a biology star you aren't working there. We are service driven, not a lot of high paying jobs in town. Many commute to West Palm or further south
4. Surrounding areas can be rough (Riviera Beach, Mangonia Park, West Palm) are just 10-20 miles away. Some spillover crime (purse snatching, robberies, car theft type stuff) happens here and they flee back there.

I have lived here 10 years and moved from Boca Raton before this (18 years there). Boca and Jupiter are opposite ends of the county but have many of the same attributes. Jupiter is what Boca was 30 years ago ( lots of city involvment in planned development, younger town, lots of new homes, heavy open space conservation both waterfron and inland).

In the Jupiter High School parking lot you will see 16 year old kids with $50,000 cars, not the norm but not the exception either.

Ok I was wrong or should I say the school districts computer was wrong when I called to verify several address in the moorings they said yes in jupiter but when I called the school they said not in their district now when we called they relied on a "system" to tell them but it was wrong I geuss anyway long story short it apperars that no part of martin county goes to jupiter so anyone who says that is relying on a flawed computer system luckily we had not completly commited to this house so we have options but if anyone tells you that martin county goes to jupiter they are relying on a flawed system. jupiter I am sorry I argued with you

hey man, no sweat just glad you found out before signing on the dotted line! No county wants to give up their tax money especially if they have to pay another school to take a few kids. The cut-off is right where the Moorings starts, so any of those communities south of the Moorings is back in Limestone district. Just don't buy any wood frame houses, some of those older neighborhoods have lots of them (bugs, fire, windstorm, resale are all trouble). Some of the communties have no fire hydrants which means your property insurance will be out of sight (no hydrants, well water means houses will burn to the ground before they get put out). I know a guy that bought a wood frame 7500 sq ft house on 20 acres for 3MM and couldn't get any property insurance due to lack of windstorm protection, no hydrants meant no fire protection and no one wanted to insure it. Luckily he is rich, he simply went un-insured.
