I'm in Punta Gorda, chose it because we didn't want to live in a city, it does get busy Nov-May with snowbirds.
Bought in non HOA community with direct access to Charlotte harbor only no wake is 5 min long out of the neighborhood,15 min run to Boca Grande pass and intercoastal. |
Same buddy bought a deep water, water front lot in Punta Gorda to build on an add a dock for his trawler.
He’s still in shock at local building (uncleared lot) costs Vs what he expected and had while in Ohio. Hes talking about bailing and moving back to Ohio. Sucks but, I tried to warn him. Yours sounds perfect! We loved the area.

Lost a $100k in equity stay clear unless you club them! They are clubbing snow birds and seniors with no recourse?? I moved to Florida about 4 years ago. I rented a house in Cape for the first year to give me some time to get familiar with the area before buying. Well, I don't live in Cape Coral. After a year, I couldn't wait to move. We had a deposit on a house in Port Charlotte when hurricane Ian hit, and the house was damaged, so we got our money back. I bought a beautiful house in North Port, right on the Port Carlotte border. The main advice that I would give you is, put an altimeter app on your phone. Every house we looked at i walked up to the front door, put my phone down, and if it didn't show 15 feet I left. Be in a X flood zone. The insurance is ridiculous down here. And not only that, but who wants to deal with losing everything and rebuilding every year. Remember that you roof is only good for 10-12 years, after that watch your insurance.

My roof is old but it's a coated aluminum roof and I just had a 4 point done, they gave me 20 more years. I'll be dead, kids will have to worry than. |
Cape Coral
I moved to Cape Coral in 2021 from Grand lake, Oklahoma. I honestly could not be happier with Cape Coral. Granted, I do not like asking the city of Cape Coral too do anything and everything on my property, but it does keep my neighbors honest. I survived Ian with $1,500 worth of damage. I'm on a saltwater canel with direct (no bridges) Gulf Coast access, no flood insurance. I miss the rumblings of my Cigarettes with thru hull exhaust, but have comfortably settled in to shade and outboards. Any enthusiast in the area, please give me a PM.
