Default Would appreciate opinions on this Cape Coral home

We are looking at buying a vacation home in Cape Coral and would really appreciate your thoughts on the location in terms of boating, and the neighborhood in general.

There is a map on the listing page and it looks to be easy access to the river, but I have no idea what boating on the river is like. I've heard they have 25 mph speed limits on much of the river, do they enforce them? If so I don't think my Fountain likes going that speed and I'd have to buy a more family oriented boat to put on the lift.

Is that area of Cape Coral safe?

I can probably pick this home up in the $320K range, a little more than the comps of similar sized homes in the area with direct access but the home has 200 ft of dock and canal frontage. Is this a decent deal and does the extra dock warrant the premium price?

Very nice area and very close to the ramp. When I lived in Cape Coral. I launched at the ramp right down the road from the house you are looking at.
You dont really boat in the river but you need the river to get to the open waters...Fort Myers beach. Actually once your get out out the river..... the intercoastal is resume normal safe operation. so you could cruise at 60 or 70 if you want on the intercoastal or you are very close to run in the the open waters of the gulf.

its about a 35 min ride well 15 min ride and then the whats called miserable mile(idle zone). about another 15-20 mins on that but its not as bad as it seems.

I moved to the east coast of Florida last year and definately miss the Fort Myers/cape coral area boating!!!!

Edit. I see its right on the water. I think its a great buy and great location!

I was boating from the location every other weekend. Loved it!!!

A good friend of mine lives about 3 blocks away on Everest Pkwy,I know the area well,very nice neighborhood.The water gets real shallow near the bridge/ramp in the winter months,Ive hit rocks twice.Keep in mind that 365 buys ALOT in Lee County these days,it seems high to me.

That property is a couple blocks down from my place. You have a canal that is 8-10' deep along the shore to go out. I have a 39 deep v and have yet to hit anything that way. I don't run out under the bridge so I can't comment on that route. Very nice area.

Call Jim Agles. He's in the Club, an avid go-fast boater, lives on the river and will give you the pros and cons of that area or help you find the best deal.

The Cape has more empty homes than lived in. I work there every day. Man its depressing. and now thay want to raise taxs. crime is through the roof. and dont even ask about the city councel.

I live in SW cape and think it is a more desireable location. There is another manatee zone up that way. I'd look at more southern neighborhoods.
