there is a water front community in the Holiday/New Port Richey area of Florida. This is just north of the Clearwater area. It is called Gulf Harbors and there are some houses in there that are on the market in your price range. the canals are very wide and super deep. You can get to Clearwater buy boat in around 15-30min. Great boating area. Most of this neighborhood is older people that have lived there for a long time and they are trying to sell because they can no longer afford the taxes.
My next door neight is a relator in this area if you want to contact her she can look up some houses for you.

I think your price levels are way low. You can't buy a waterfront 3/3 pool home in LOTO/ Missouri for 175-250K nevermind a deepwater access property in FL. Prices have reset to 2003-04 levels not 1985 levels.

There are many 3/2 pool homes on canals w/ decent access for $225-$300k. Cape coral has best gulf access for the $.

PGI is a nice community. Basically your better stores/shopping are in Ft. Myers or towards Sarasotta. From what I have seen in Cape/FM, $250 can get yo a 3-4/3/2 but you will be in an older home or a newer but aways from the river/Gulf, behind a bridge or two or worse yet the lock. $350-450 will probably provide what you are after, no bridges, mid 90's or newer build.

cash please let me know if you know of anything thats a good deal.

I can't really touch anything in the sub-300k range on the water with ocean access. West Coast maybe. Here the best DEEP water(no fixed brides) starts at about 500k. Stuff with one bridge(12-16ft) starts in the hi-300's and up. All near Hideaway marina if amyone is familiar with the area. It is directly between Ft. Laud and Pompano inlets.

Anyone that is looking, I have some STELLAR deals in both areas. I have a completely remodeled home 3/2 heated pool, good sq ft, new dock going in the mid 600's.(was 850k) I can also put you into some really nice homes on the bridge canals.

As always, give me some specifics and an email address and I will send them along.
