Sorry to see, mkt is tough now, no shortage of people that want them. just a shortage of people that can secure funding. If rates were lower mine would have been gone. Even with everything fresh, it will take the right buyer, i would just scan the other listings, figure out where you are comfortable, list a for sale price and keep your minimum in the back of your mind and see what transpires. as always listing and actual selling price are 2 diff numbers.
