LS JR. Sorry I didnt respond sooner I must have missed your post. I'm In Sunny Isles Beach on the intercoastal. The boat will be kept at Spinnaker. That's where I had my 38'. My brother and I just purchased a couple more condos in Aventura with dockage but I have a real problem leaving the boat outside. I see you are not to far from me. Maybe one day we'll see you on the water. Take care. Mike
