So did you think you had a deal and they pulled it out from under you, or was this a mutual agreement to knix the deal?

I think (at least in Ok) that once you have agreed on terms and money has changed hands (ie: a deposit), they cant back out. You know, the whole contract thing and all. Unless of course there was a clause in the OG contract or you try to renegotiate the price after you gave them a deposit.
