Default URGENT.....HELP/Advice Needed on 2003 Fountain 38TE!!!

Hi Everyone, I'm new to the forum and need some advice on a 2003 Fountain 38 Tournement Edition center console boat. I have an offer in and it is under contract pending an official inspection and survey on Monday.

Now onto my concerns....I noticed that the rear scuppers that go through the transom are stainless steel and one of them is missing the rubber grommets on both sides. I've heard/seen horror stories on this forum about this particular boat and how water can leak in and rot the transom especially around the scuppers. So my questions are:

1. What should I look out for on this particular boat specifically and are there any "gotcha's" I should be concerned about?
2. What do you think is an appropriate market price for this boat?
3. If the transom would need to be replaced approx. how much would it cost on this particular boat? Any locals that could quote me?

Quick notes on whats noticeably damaged:
- Center engine fiberglass cover is dented in on the corner.
- Steering wheel is loose (it wiggles and it's not related to the tilt)
- Air Conditioning unit is broken
- Might need a new pump (not sure yet)
- Cushions are sun faded
- T-Top is sun faded
- It is used in FL for the winter months and then brought up to MI for the summer months
- One cup holder is busted
- There is paint chipping around the engine levers
- The gauges are sun faded
- Rear engine transom mount braket is all chipped and faded
- Transom scuppers are missing rubber grommets
