Beau, there is a awesome development called Diamond Pointe that was started and the contractor went under, I'm currently working with the bank on taking it over, the infrastructure/development is all complete, displays complete, pool, pool house, all new docks, 4 completed units, right in the heart of best locations at 20.5mm, email me if you have interest, can save you a ton , these are first class townhomes 2400 sq.ft. /up, 2 car garages/ granite, 10' ceilings, etc.

Diamond Pointe's downfall was that they were tring to sell 500-750k homes with a 32' max slip size at the 21mm:rolleyes:
If you can't get bigger slips (which FERC will need to approve now) it will be another uphill battle.
JMHO

I rent a condo near the 19 mile marker, which is the Osage Beach, Grand Glaize bridge area. From that area we can access 20 miles up or down river and take in most of what the lake has to offer. A good ramp is close (Public Beach #2) and land access to shopping and restaurants is close. Just my $0.02 :cool-smiley-011:

This has historically been my favorite "jumping off" point at the lake as well. The extended no wake around the Grand Glaize Bridge can be a pain on weekends but otherwise it is a great central location to most hotspots on the lake.

Agree. Most people buying in this price range will be wanting to silp boats much bigger than a 32' slip (assume 12' wide at that length) will accommodate.

terry, I agree, that is one of the contingencies, have to have 36,40,44,50' slips to make it work, and the plan is to start at 299k-up for the condos.

Randy, it's right at mile 4, all the details are not worked out, will know more by the weeks end...If does not work out, we still will be looking for an alternative second condo home site. Thanks JEFF

Jeff have you checked out these? They are brand new, can still pick out units but there are some re-sales as well:
