The 200 225's condo's are now 300 to 350 and up and some of the HOA's are mind boggling, I stopped looking because of the over inflated market.

I’ve been keeping an eye on homes. Look at any house and the last sold price, they’re 40-50% higher since Covid. Shacks going for 400-500 that need complete remodeling - lake front of course.

First came here in '77 and have not missed a year since '99. Way different lake than it was but you can't stop change/progress. Either I have to accept/embrace it or be the old man on the porch yelling at the kids to get off my lawn. At the end of the day, this keeps bringing me back regardless of how much things have changed recently.

Plan to drive by Harper's Cove sometime this week to check out progress by land.

It's everywhere though. ESPECIALLY anywhere near water. We'll be buying a place in havasu in the very near future and the prices there are up seemingly 60-75% from 6 years ago. Crazy. Waiting for the adjustment to come.

Looks like the 08 or 09 lines at Lands End. We stay there almost every trip except Shootout. We stay at Camden then.

Go by and checkout our new spot. We are making great progress. I'll be back out on the 3rd for a day to see our builder. We are back for 5 days the 20th.

remember 08 09 It coming, multiple offers on properties 20 40k plus over listing price, higher interest rates, these buyers will be buried in these properties for years, and when the income goes south with no equity in the property they will walk,

We did a VRBO a few years ago and stayed in the place your are at for the Waves and Wheels fun run. Its a great view and the weekend rental price was not bad at all, especially split between a few couples. Also the slips we had there were very reasonably priced. We wil be back this fall for the WW fun run and plan on staying there again.

We were down all weekend. Saw a few boats out besides the normal fisherman in bass boats. We didn't go to any of the regular waterfront hotspots, but we were down on the Strip for most of Saturday afternoon and was pretty busy.
