Have seen a couple of waterfront (canal) here in Nokomis (just south of Sarasota) with direct Gulf access for a reasonable price, (mid 300,00's), the same house in Sarasota will cost half a mil or more.
We got lucky. Bought a house on a canal, five minutes or less to Intracoastal Waterway here in Nokomis in Aug. of 01 and paid 175K. Was just appraised at 345K, and when we get our new bigger, higher bridges (completed by end of 06) the value will double again.
