There is no longer 5.12% fixed rate money out there. Do your research and interview your finance company before submitting multiple applications. No bait and switch here, just 13 years of experience with honest straight up answers.

You'll notice that rates have gone up quite abit within the past 30 days.

makes me pretty happy to have grabbed the 4.59% fixed for 20 when I did.
The cost of money is gonna be the biggest hurdle for me to move up next. A point or two on 200K is some jing a month...down the crapper
