Re: water front property
plenty down here in jax .... St Johns River
|
Re: water front property
Rss,
Which coast do you want to be on? Just south of Jax there is a smallish town (35-40,000) called Palm Coast which has waterfront lots on canals that are reasonable. If you want on Gulfcoast may be little tougher, but area south from Sarasota to Punta Gorda is probably cheapest left on the gulf. |
Re: water front property
what knida coin do you consider reasonable? only thing lame about the fresh water is no chop? i have two homes in tampa on a canal 200 ft to tampa bay , you can look down the canal and see the bay pretty hip little neighborhood and will be putting one for sale around x mas for 425k

Re: water front property
Only freshwater canal I would want to be on would be in North Sarasota, neighborhood has fresh water canals then some type of lock/lift that dumps into manatee river and out to the Gulf. Palm coast salt canals can still be had for 1-150k.

Re: water front property
heavy chevy ss that is my kind of price how do i find out more info on these properties,
thanks |
Re: water front property
Do a search on Palm Coast. Lots on the water are getting tougher to find but still available to buy fairly cheap and build on.

Watts Bar Lake - Knoxville to Chattanooga TN
Lake Murray - SC Lake Lanier - GA |
Re: water front property
Week before last I was in Lanier. Looked at 50+ propertys. Real nice area and would like to call it home but pricey for what I'm looking for. I need room to expand to build the monster garage and house the toys. I'm in the market for 2+ acres and found deals in Lake Murray and mostly Lake Hartwell. Hartwell is the best bang for the buck and may have found something for under $200K with deep water (25'+) year round and is not a cliff to walk down to.
|
Re: water front property
Yup, you probably cant do the garage thing on Lanier...and it is crowded on the weekends. Hartwell is the best bang for the buck but it is a bit off the beaten path. Murray might still be dealing with the dam being repaired and the water down for a couple more years? Personally I like the TN lakes the best... not crowded and you can still find killer deals on them. I have some great connections in TN for land. I know all the developers. I boated in TN until Thanksgiving every year. You usually have baoting weather from March 15th, to about Nov. 1st.

Re: water front property
Unique thing about Hartwell, it's haf way between Lanier and Murray.

Re: water front property
How is lake Oconee/Sinclair? I may be moving to Athens.
|
Re: water front property
Oconee is great... very very pretty. I liked it very much. I have not spent too much time on it but when I was there it was very nice. Property varies in price on waterfront from the 80s to about 300k (at the Cliffs) if money is not much of an object, check out The Cliffs. I am not familiar with the local cops there but I am pretty sure they are not amongst the most strict in the world.

Re: water front property
http://www.ci.palm-coast.fl.us/ really nice area. on the east 0f 95 is the waterfront areas and the west of 95 has your cookie cutters(home depot ,super walmart, etc) and the mrs, can shoot down to daytona for the mall  member wardy lives in palm harbour , give him a hollar.

Re: water front property
not a tech subject , but got great answers and info.
thanks to all 32 thunder rick :D |
Re: water front property
Lake Oconee can get busy on the weekend...but during the week and off-season it is especially nice for watersports and cruising. I'm not sure how comfortable I'd feel running a performance boat there; not a lot of room...I sometimes feel crowded just driving a ski boat around. Reynolds Plantation is another high end spot on the northern end.
Hartwell would be my preference by far. Sarasota area is one of my favorite places...I would really check this out. Freshwater canal and access to the Gulf. I don't think it can be beat, especially at these prices. Brad. |
Re: water front property
I was down at Lanier 2 weeks ago searching. As much as I like its out of my price range. Murray was awesome and seems like its affordable in the "boonies" BUT give it some time and you'll be suprised. I wish I visited Hartwell and I'm looking @ a few propertys there and you really get a bang for the buck. My 2 cents.

Re: water front property
Anyone looking for property in FLA. around Cape Coral, Punte Gorda area, PM me and I can give you information...Waterfront with access to the Gulf...
Good luck to all in your search, Mark |
Re: water front property
A little off the beaten path, but you might want to check out Lake Eufaula on the southern Georgia/Alabama line. Beautiful big lake on the Chatahoochee River, very little boat traffic - even on holidays. Miles of lightly developed an totally undeveloped high-bluff shore line, and yes it's hi-performance friendly. Also, it's only a couple of hour or so tow to Panama City, Florida.

Re: water front property
Be careful with the canals in sarasota at the area called the inlets. The water was eating up outdrives big time. before buying I would have the water tested to see the contents. There is an area south of sarasota like port charlotte, punta gorda, venice. Still doing some new developing down that way and have some really good pricing. Alos is the ellenton area, but have to be up river by I-75 or south of 25th street for some canal homes with good water
