Chris: Just an FYI: there are 2 houses for sale by owner on my street. The canal's are a about 60' wide, 4' deep at the seawall, around 5' in the center. We are a minute from the lake, withe the mouth is well marked.

No idea what the owners are asking, but houses in the 1500 sq. ft range have been gong for 260ish.
