Keep in mind though that I am picky and know (NOW) what I am looking for and what to look for in a project boat like this after buying many more BAD boats than the average guy.

I don't want to ruin your motivation or dream with my own opinions. Take a look at it for yourself and make your own determinations. To the rest of us, it would take a lot of money and time and LOVE to get this thing back together, but for some one else, they might just want a boat.

Good luck on your search. I don't think I would give up a running boat fo it though. I would buy it as a second so that you aren't missing the fun while you are fixing this one.
