Now is when the fun begins once again..once a boater always a boater. I too have 3 at the moment and never stop looking or shopping for my next ride.That is what sets apart a true boater..you never stop shopping or buying.Before long you will probably have another or a couple more..Have fun looking and finding which ones you want..great job on your sale.There's still good and honest buss. No Idea, actually trying to buy a repo'ed house down the street.going to auction in 2 weeks.made cash offer and was rejected.Now I can go to the auction and hopefully pay less! Banks are a joke.Fix it and flip it then??????

Make sure comps Justify re-sale value, keep in mind, that most leneders require a 91 day hold policy before you can flip...And as it looks values are still declining a bit...don't want you to get stuck.. thanks, Joe |
I will be paying cash for the house.I already have done 5 spec homes and use a local bank.The comps are useless now as they comp against short sales and foreclosures.
The system is broken... starting to see some sales down here but mostly bargains.once depleted the only way in is up. Thanks for the heads up. |

Correct, if you pay cash, you have a couple of options.as you stated, " comps are irrelevant, but if you pay 50k and try to sell at 100k and the houses around are 75k...That becomes an isssue...Just make a wise decision as you already know.. Thanks, Joe |

You see, good stuff, at a fair and resonable price, still sells! I always liked that particular 36, before you owened it I kicked the tires on it, but decided to go with new. After you got it, you really did a great job making it 'fresh' again, and caring for her. |
Thanks for the compliments.I would have liked to re paint the boat to match the interior but at the time the yellow worked for me.I think the new owner will pick up where I left off.
There was no other 36 on the market priced that aggressively so it was a buy.There were some stalkers out there who liked to talk,talk talk.I tried to be patient but was getting tired of the nonsense. I would not hesitate doing another resto in the future if you notice there have been some good resto's lately on the skater's.I think they are really holding there own in this market especially with the one piece windshield out now. TZ's 32 is a good example of a good resto as well as Flight clubs 50. Mike @fineline did an awesome job on his 24,I saw that boat before the transformation.After seeing some of the boats that were done recently it makes you want to get back in and do another.When the market returns I will be back! |
