1st time Im boatless in like 10 years. WoW !

4 yrs ago I had 3 boats at 1 time and was still shopping.

Plumber,

Now is when the fun begins once again..once a boater always a boater. I too have 3 at the moment and never stop looking or shopping for my next ride.That is what sets apart a true boater..you never stop shopping or buying.Before long you will probably have another or a couple more..Have fun looking and finding which ones you want..great job on your sale.There's still good and honest buss. Guys out there..

No Idea, actually trying to buy a repo'ed house down the street.going to auction in 2 weeks.made cash offer and was rejected.Now I can go to the auction and hopefully pay less! Banks are a joke.Fix it and flip it then??????

Plumber,

Make sure comps Justify re-sale value, keep in mind, that most leneders require a 91 day hold policy before you can flip...And as it looks values are still declining a bit...don't want you to get stuck..

I will be paying cash for the house.I already have done 5 spec homes and use a local bank.The comps are useless now as they comp against short sales and foreclosures.
The system is broken... starting to see some sales down here but mostly bargains.once depleted the only way in is up. Thanks for the heads up.

Correct, if you pay cash, you have a couple of options.as you stated, " comps are irrelevant, but if you pay 50k and try to sell at 100k and the houses around are 75k...That becomes an isssue...Just make a wise decision as you already know..
