if your still looking for a waterfront deal in Miami i may have found something for a steal. its located in coral gables and its on a indirect water access canal leading out to Biscayne bay . the house does need updating and its 2200sq ft but key point is its on a canal and in the gables for 879k. most likely can get it lower as well. haven't seen anything else in this price range on the water in a long long time. only been listed for 20 days. let me know.

When figuring your cost dont forget taxes and insurance.
Both will suprise you in the south florida area.
Next CAREFULLY read the rules for any city or
neighborhood you live in. Cities like Coral Gables
wont even let you take a piss without making sure
you have a permit,piss at a certain time and only
if the color of the piss matches the cities color plan.

arrogant and constantly pissed off people that live there and the cost
of living there.
Much nicer to go spend a week there anytime I want than to live there.

At this point, I am actually considering Ft. Lauderdale...I have heard its a bit more reasonable there, and maybe a bit more relaxed, too...I think in either case, for the first 6 months or so, I am just going to rent a house until I learn the lay of the land and figure out where I want to live...

Rent on Palm or Hibiscus Island
 
Was looking at houses on Palm and Hibicus during the boat show....what was 5m is now 3m, etc...but get this!! There is so much money in Miami it is NOT unusal for one of these houses to rent for 25k a month!! Just for the record 25 Palm looking into the bay is my fav...whip:ernaehrung004:

I can't say too much as I just moved to MIA from Tampa, but I love it here... and I'm far more financially challenged than most of you ;) but I am 35 y/o single guy

I moved into a top floor (56th floor!) condo that I am renting downtown, the energy in this city as well as the options for recreation / nightlife / etc are incredible. As long as you don't mind learning spanish it's a great place to be!

Just a heads up.
Before you get involved with any realtors, do a little background check..... just to make sure that they are actually and currently licensed, how long they have been licensed and whether they are in the actual full time business of selling real estate in the area that you are looking to buy.
Also, don't trust anyone that tells you they can show you everything from Fort Lauderdale to Miami.......not only is it impossible, but the Realtor will be doing you a great disfavor by making you think they can!
I have been a Realtor (now retired) since 1977 and in Fort Lauderdale since 1997, I only sold waterfront properties in Fort Lauderdale.
When clients would ask me about other areas such as Miami, I would always try to refer them to a LOCAL realtor in that area, because there are so many properties for sale that one realtor cannot possibly know all of the inventory out there (especially now), that is why you need to deal locally.
Also, ask for references....ask for proof on how many deals have they done in the last 2 years.
Good luck in your search and know that there are a ton of properties available in your price range.
