I dont think I would let 5k of fixer uppers get in the way of a deal that has 70% of its value in land and location. I have seen some people do some pretty profitable turn arounds in that area, So if the place your looking at is nice enough that you would move right in, and its in an area of growth, like you stated before,, I dont think you can lose, I was looking at a loft on rosewood, 3story town home, as they were building it I had it for$150,000 to $160,000, I tryed to hardball, and got pushy because the things were not built yet. The builder, decided to lease it instead,, I believe that one goes for $300k now, appreciated like that in a year. That houston downtown midtown memorial etc. market moves pretty quickly, so if you feel you have something, grab it.

yep it took the ride home to think about the money we could miss out on so we decided it was a no lose situation.

they have a few of those town homes down the street i think they sold for 450 to 600k 3 story brick in blocks of 4:eek:
