Thank you all for your individual perspectives on the house situation. 
However, BY U BOY will do what I say, He is my *****. If I say "JUMP" He will ask how high. His boating days are over. He will purchase me a new crib followed by a ring, then kids....If not I will blow him out faster than Tomtbone1993 goes through engines

If i were you. I would make By U Boy sell his boat & Truck. Use the money to put down on a bigger house in the Heights
He has a long commute. He could get himself a nice Ford Focus to drive to work. It would be better on gas MPG.
I would also make him get a second job, does he really need 2 days off a week? Since he won't have his boat anymore it will give him more income to purchase you a bigger ring.
Don't forget the ring should be atleast 2 months salary. I would make him step up too 6 months.
