Where to buy vacation home on kyl.
There has been some family discussion on buying a vacation home at kyl. I got online and was amazed how expensive some of the junk used homes were going for. Where is a good home/condo area for a power boater with decent prices.

I don't mind to rent a dock on the weekends we are there... But would love to be within golfcart distance of wherever the boat is

their is a little cabin around the corner from me.. dont know the price.. moors area

We have a condo at Bend of the Rivers on Barkley. Very affordable and they have plenty for sale in any price range. There is covered dry storage available, a dock that can be used overnight and a boat ramp about 3 miles away. We went the condo route just so we wouldn't have the maintenance and yard work of another house. Hard enough to keep up with 1 house and have time to play. Best part though, 5 min boat ride to Buzzard Rock for drinks and dinner. If you would like to come check out the place, give me a shout.

I think they are working on a website, but the condos are for sale by the individual owners. Prices start at about 45K for a studio and go to about 175K for a 3br.

Love it. We have great neighbors and are down there almost every weekend. Just had a party Saturday night with good food and about 75 people attending. Put on a huge fireworks show. Which condo did you buy? Come look us up in 11F, always having a good time.

We are also in the process of trying to put in some covered slips that will be owned by the individual condo owners. But it might be a year or two process dealing with the Corp of Engineers.

We are in 14B. Look forward to meeting you guys. We are moving in now, so mostly work. I also don't have Internet connection up and running yet. Had to run to Paducah a bit today, so checked while home.

Bend of the Rivers Condo
For you guys that have a place a Bend of the Rivers where do you launch? We looked at a place there today but i am really concerned about the ramps in the area. Buzz Rock Marina is one lane, dont even think i could get through the lot when its full of trucks and trailers, the second ramp just before Buzzard Rock looks like a possibility but i dont recall seeing a dock so picking up who ever drives the truck is a problem. Nearest alternative seems to be Kuttawa Marina about 15 minutes away.

There is a courtesy dock at the ramp on Buzzard rock road. They may have just pulled it out for winter or repairs, although it was brand new 2 years ago.

I know some friends of ours used 5/3 bank for their financing. Mine was cheap, didn't have to finance.

We bought there last summer - really like it so far. People have been great. Have gone to a couple HOA Board meetings, and heard people mentioning Chase, Wells Fargo, and most of national banks as mortgage holders. One thing that has came up is the new FEMA Flood Plain Maps. Some of the land at BOR is in the flood plain, but the Board has had a licensed surveyor perform a survey and verified NO buildings at BOR are in the flood plain. Paperwork has been filed with FEMA to get us off the maps so mortgage holder won't force you to get Flood insurance, but gov't takes forever..... If you get to point that comes up with your lendor, contact the Board - they can help with getting you a copy of documentation filed with FEMA proving no way any buildings in flood plain. The unit above us is for sale, listing with realtor has expired so no longer listed. My wife has contact info for the owners. It's a 2 bed room, 2 bath. I also found out the ramp at Moon Bay is also open to public - I thought was private ramp, but some folks put in over there. I have not used it, only used one at Buzzard Rock. Congrats. Come over and visit us in 11F. Hopefully in the next couple of weeks the weather will make a change for the better and everyone will start coming down. We were boating this weekend last year doing some prop testing before going to Desert Storm.

We were at K/L back in 1983 and stayed at a nice resort in the owners house, I beleive it was Big Bear Resort near Benton Ky. Not many hot boats back then in that area but what is it like in that area now?? anybody familiar with that region? as I recall it was a short run out to the main lake.

Big Bear is still there, we have all sorts of performance boats on KY lake lots of Baja's, a mix of Sunsations, couple of Cig's, eliminator, most of the major manufactures can be found on the lake any given weekend in the Quarry or Smith Bay.

Ok thanks again for thr information, I will have to seriously think about making reservations for Labor Day!! I will check out Big Bear's web site or would there be a better recomendation for accomadations, and access to a good ramp. 38ft Cat 10.5 ft wide! I will call big bear to see about their ramp.
