all of you are whores and swine.... i do hate to see it go, my wife and i are going back and forth about what to do, she wants to keep it... im getting into some large unit appt buildings and would sleep better at night if i had some more capital in the bank....

all kidding aside, best of luck in your new venture.
mine has had a back seat for the past two years while i finished my rental house, so i know where you are coming from...
truth be told, i'd rather have the cash in the bank too...but i ain't so smart either...
