it was a verbal agreement but i guess in this world that isnt worth sh!t either. there are a lot more fire sales out there anyway

I can count on 1 hand the amount of Real Estate transactions I have had fall through in the last 7 years after taking the escrow deposit. IF someone if willing to put a deposit they are VERY Serious.

Yes true, but they would walk away if the home inspection did not go well, or at least they would renegotiate the price,

kind of like putting a deposit on a boat and then arranging inspection, how do you think the deal would have worked out if the inspection showed the boat needed a transom,stringers ,and one engine had a rod knock?

Well My only answer to that is if your selling a pile of $hit.. You know what you have long before you put it up for sale.

True, but maybe you do not know that you have a pile of $hit ,
so what as a seller do you do, take the money that's in front of you, or do you wait for someone to do the inspection and then find out?

besides we all know most of the time the inspections pay for them selves, the inspector finds something to justify his fee/time so that usually comes out of the sellers pocket.

I think most boat owners know what's wrong with their boats. The survey results may cause the owner to show a scripted suprised facial expression and his saying 'really?".

yes it is that boat, sorry about your friends dealings. I hate to say it but no, verbal means not-ta, i understand you may know him and take him at his word but a seller simply cannot, not in this day and age. The seller is a friend of mine and a pretty good guy, he has had this up for sale for a few years now with it being "sold" countless times. Cash in hand has to take a front seat. Again sorry for your friend in that he was not able to get at it quicker it is a very nice boat to say the least.
